The full list

Everything ClientFlash does.

Most cleaning companies run on five apps and a stack of spreadsheets that do not talk to each other. This page is the whole system on one screen: every module, grouped the way you actually work, and all of it live in the product today.

Winning work

From first walkthrough to signed contract.

Bidding is where janitorial money is won or lost, so this is where the system starts: capture the building once, price it from what you saw, and get it signed without printing anything.

Guided building walkthroughCapture a building room by room on your phone: floors, restrooms, fixtures, entrances, photos. Walk it once and the bid, the task lists, and the inspections all come from that one capture.More on this →
Talk the walkthrough inAn AI voice assistant fills in each room's card while you talk, so you keep moving instead of typing in a hallway. Optional, and the person talking always knows it is on.
The sub-walk bid linkText a secure link to anyone standing in a building you cannot get to. They type each area's flooring and square footage on their phone, and your bid prices itself the same day.
Square footage from the roofType the address and get the building's footprint from a satellite view, before anyone drives over.
Bid calculatorProduction rates per fixture and per square foot turn the walkthrough into hours, labor cost, and a monthly price at your margin. Your rates, not a national average.More on this →
Web proposals with e-signatureThe proposal is a web link branded as your company. The client reads it and signs it in the browser. Frozen the moment you send it; edits create a new version.
Service agreementsContracts and MSAs signed the same way, in the browser, with no per-envelope fee and no separate signing service to buy.
Sales pipelineProspects live next to your active work without mixing into it. Reps get their own portal, commission plans, and e-sign. A bid that goes quiet shows up as something to chase.
Running the business

The day-to-day, in one login.

Scheduling, quality, one-time jobs, equipment, supplies. The parts of the week that usually live in someone's head live here instead.

Accounts, buildings, peopleClients, vendors, properties, and every person who touches them in one system instead of five spreadsheets.
Scheduling with conflict detectionAssign crews and subcontractors by building, day, and time window. Double-book someone and it warns you before the night falls apart.More on this →Quality controlMobile inspections walked level by level, area-weighted scores, photo proof on every failure, corrective actions assigned to a named cleaner.More on this →
A QR code per buildingPrint it and tape it in the lobby. Anyone in the building scans it and their problem lands in your app instead of on a sticky note or a voicemail.
Project cleansConstruction cleanup, remodels, one-time jobs. Bid by square footage and flooring rate, invoice per clean, pay the sub on their monthly payout, and see profit per job.
Equipment trackingWhich machine sits in which building, and when it was last serviced.
SuppliesOrders, supplier firms, cleaner supply requests from the field, and a cost chain that puts supplies on the right invoice.
Specialty work remindersStrip and wax, carpet extraction, windows on a cadence you set. The system reminds the building owner when it comes due, and the markup is yours.
Money

Billing, payouts, and what you actually kept.

Every building gets billed, every sub gets paid, and at the end of the month you can see which accounts made money and which ones only felt like they did.

InvoicingRecurring monthly invoices generated in a batch, per-clean project invoices, statements, AR aging, and credit-note voids that keep the history honest.More on this →
Automatic invoice remindersAn invoice that sits unopened gets a nudge at 48 hours and again five days later, without anyone remembering to send it.
Pay-online linksEvery invoice can carry a pay link from your own payment processor. The money goes straight to you; ClientFlash never touches it.
Subcontractor payoutsOne payout per firm per month with an approval and dispute flow, plus per-building 1099 agreements signed electronically.
Profit per buildingP&L by building, account, and subcontractor. Vendor bills, a pricing grid with full price history, and answers to which accounts are quietly losing money.More on this →
Labor cost that includes your own crewPayroll hours export for your payroll system, and W-2 labor counted in the profit math, not just what the subs cost.
Executive dashboardThe owner-only view of the whole company, behind its own password.
Portals

A login for everyone who touches the work.

Your clients, your cleaners, and your subcontractors each get their own view of the same system, so status calls and forwarded photos stop being your job.

Under the hood

Branded as your company, built to not lose your data.

The parts a buyer forgets to ask about in the demo and then lives with every day after.

Texting from your own numberSMS from a carrier-approved number registered to your company, with replies and opt-outs handled the way carriers require.
Email that carries your brandProposals, invoices, and portal invites go out as your company, with a delivery log that shows sent and delivered per message.
Data import with AI mappingBring your spreadsheets for accounts, buildings, people, suppliers, and rent rolls. AI maps the columns, and there is an undo if an import goes sideways.
Onboarding modeLoad your whole book of business quietly. Nothing invoices, emails, or counts against billing until you flip the go-live switch.
Your data, walled off and backed upEvery company's data is isolated from every other tenant's, with point-in-time database recovery and nightly file backups behind it.

What this does not do

  • No QuickBooks sync yet. On the roadmap, and we will say so plainly until it ships.
  • It does not process payments. Invoices carry a pay-online link from your own payment processor, and the money goes straight to you.
  • It does not cut paychecks. It tracks hours and labor cost per building and exports payroll hours ready for your payroll system.

Questions people actually ask

Is everything on this page included in every plan?

Yes. Pricing is banded by how many active buildings you clean, and every band gets every feature with unlimited users. There is no per-seat charge and no feature tier to outgrow.

Is any of this on the roadmap rather than live?

No. Everything on this page is in the product today. The things it does not do yet are listed plainly in the block above, and roadmap items are marked as roadmap.

We run everything in spreadsheets today. How does our data get in?

Import lanes for accounts and buildings, people, suppliers, and rent rolls. You upload the spreadsheet you already have and AI maps the columns; there is an undo if an import goes sideways. Onboarding mode keeps everything quiet, so nothing invoices or emails a client until you flip the go-live switch.

Do the portals or e-signatures cost extra?

No. Signing is built into proposals, service agreements, and subcontractor agreements with no per-envelope fee, and the client, cleaner, and subcontractor portals come with every plan.
